But what exactly is a qualified buyer mandate? Short answer: Ask the local real estate company that offers it exactly and have them break down the services of the search mandate with the costs incurred for you as the client.
Because if you have decided to make your dream come true and you are looking for a home on the Red Sea, you should also receive the best advice for a service that causes additional costs.

The search for your new or the very special property on the Red Sea can be quite lengthy and very time consuming. Researching offers from private sellers, broker offers and the correspondence with various agents takes a lot of time, especially if you are working and the actual desired success leaves much to be desired. Unfortunately, this is also very often due to the great distance from home to Egypt and the real estate market in Hurghada. Often the most important and basic parameters for a purchase decision are missing. 

Perhaps you have also made the experience that it is difficult to overcome the obstacles of language and cultural differences in Egypt and to assess the documents for the desired property. "Black sheep" also make it difficult to keep track and get an overview of what there are serious offers on the current real estate market. In addition one should not forget that the search for the dream real estate takes place at one, in this regard, at a completely new and strange place.

The team of .beachfront supports you in your search independently from our own portfolio. In order to guarantee this independence we have added and improved various parameters to the personal search requests that are common in Europe. We will be happy to give you more information about this service in a personal conversation. The consultation will only take place in a personal meeting and is only available with proof of identity.

The art of the personal search order is to create your personal search profile offline and in a personal conversation through our consulting office in Frankfurt am Main or in Hurghada. This saves you a lot of time and effort, as well as unnecessary travel or vacation days when you are on site. 

Our "Mandate for qualified buyers exclusively by .beachfront" is based on 14 years of individual consulting and off-market experience and is geared towards providing very individual support to very demanding clients. In the first place, our "VIP-.beachfront Managers" represent your interests as a buyer exclusively and within the framework of an official mandate as a neutral consultant and real estate expert on the Red Sea. 

The "Mandate for qualified buyers exclusively by .beachfront" includes the following services as a rough overview and contains further exclusive consulting modules which we do not publish, as they have been developed and implemented by us over the years and have proven themselves since 2007: 

Creation of a detailed .beachfront search and requirements profile according to your personal wishes in a personal conversation or online meeting (in Arabic/German/English) + additional services. We are also happy to come to you if you live in Germany and discuss after placing the order all necessary measures to find your dream property and additional services we offer you in Egypt and Germany as an exclusive customer.
We analyze your previous efforts to avoid overlap with our efforts and clearly narrow down your personal vision of your future property. For this purpose we use a tool that we have developed in-house since 2007.

*We start by researching current "off market" and publicly offered properties that you are not yet aware of, also in cooperation with colleagues and private sellers. We create a personal portfolio for you for a quick and sorted overview of the offers.

*Preparation and accompaniment of efficient inspection tours + additional services.

*You will of course have a personal contact person for negotiations and representation of your interests in dealing with the parties involved (brokerage companies, agents, developers or private providers). 

*Discreet legal review of property documents (not included in this service package) and assistance with planning around your desired property.

*If desired, a time limit for the buyer mandate.

*Regular contact with your ".beachfront manager". You always have a "hot" line to your .beachfront employee, almost around the clock.

*+ additional modules that are exclusive to .beachfront and that will surprise you. 

That is our goal. Sustainable and personalized service when you give us the mandate. However, our VIP service is extremely labor-intensive and time-consuming, with corresponding operating costs. We spend a lot of time researching the market for you and making a suitable pre-selection of properties that will meet your needs. Often we visit the properties in advance, so that we know that they meet your requirements and your desired parameters are fulfilled.

We therefore ask for your understanding that this personal service can only be offered against a reasonable consulting fee and is subject to the following conditions:

The "qualified buyer mandate" should be at least 3 months, 6 months or indefinitely to successfully approach the goal.

Note/ Disclaimer: The VIP .beachfront service offers you an exclusive service through the sustainable research and brokerage of off-market properties. These are only available for selected customers and interested parties of our VIP pool. Since the operational and also logistical effort for the personal support in the VIP .beachfront Service is very complex and a sustainable consultation is very important to us and follows strict quality criteria, we take the liberty to charge a service fee of 1.8% of the total purchase price (but at least 500€) for a successful mediation of a property within the scope of your exclusive "VIP .beachfront Service". This additional service fee will be invoiced separately within the framework of a successful property brokerage and after your signature of the purchase contract and will be shown accordingly. It is independent of the usual buyer's commission that may be due.
